Rents went up for several reasons:

  1. Lack of housing supply.

  2. Increased costs for materials, contractor labor, utilities, increased costs for staffing, etc.

  3. increased demand. People lived together during the pandemic and got sick of each other.

It's been beaten to death why housing costs are up. How many more articles will there be on the same thing?

If you rent at cost or even a little over you'll go broke. People won't pay their rent and trash the places. Non-profits are finding out that they can't even support what they're trying to do with housing because the actual costs are more than what you think are "at cost".

It's an extra monthly fee to cover the cost of extra cleaning and repairs needed due to tenants having pets and the damage they cause.

It's easier on someone's ego to blame someone or something else rather than admit they have faults.

 

"I can’t tell you how many people were like, ‘Oh, look at all this supply, look at all these just brand new buildings,’ and kind of scoffing at it like this was going to lead to gentrification or rents skyrocketing,” said Minneapolis Mayor Jacob Frey, a two-term Democrat, in an interview. “The exact opposite has happened.”

This is one of those "well duh" moments... Obviously more supply leads to lower prices. This is Economics 101!
